Buying a lodge
Messingham Lakes is open 52 weeks of the year, but your holiday home is for holiday use only and cannot be your primary residence. You will be asked to provide details of your primary residence when you purchase your holiday home.
We offer a selection of holiday homes from some of the leading manufacturers in the UK. We have a variety of holiday homes for sale to suit different tastes and budgets. You will be able to view them on our show ground when you take a tour of Messingham Lakes.
Yes, we offer a turn-key solution. Your holiday home will be furnished throughout, have a fully fitted kitchen and some integrated appliances included in the price. Furniture and appliances may vary depending on the holiday home you choose. Our Sales Manager will go through everything with you and a contents list will be included in your sales pack to ensure you know what is included.
Optional extras such as decking, hot tubs and outdoor furniture can be arranged for an additional cost but can be ready for you when you pick up the keys.
Yes you can, depending on your credit record and personal circumstances. We are not financial advisors and are unable to help you secure finance, however there are lenders available who you can use to finance your holiday home.
Yes, you can let your property out. We have a fully managed letting service and can let your property out for you when you are not using it. We will take care of everything from marketing it on our website, to greeting your guests on thier arrival and arranging housekeeping on their departure. All sub-lets must be made using this service. It is not permitted to let your property out privately.
All our lodges come with a 25-year license and caravans come with a 15-year license.
An annual ground fee will cover the upkeep of the resort and public areas, all grounds work and security. You will need to purchase contents insurance and if you choose to let your property out you will also need lettings insurance. Additional running costs include utility bills including gas, electricity, water, rates and the upkeep of your property.
All homes come with a 1-year warranty from year of manufacture, for peace of mind.
Yes a deposit of 10% of the cost of your holiday home is payable when the sale is agreed. This will reserve your property and enable us to prepare your property for your arrival.
Of course. We have a showground so you can take a look at all the holiday homes available and make sure it is perfect for you. Our sales team can help you work out what is important to you in a holiday home to help decide which model is right for you and your family.
Buying a holiday home is much easier than buying a house so solicitors are not needed. Stamp Duty does not apply.
Staying at Messingham Lakes
All our holiday homes have great insulation, central heating and double glazing so they are suitable to stay in any time of the year.
Pets are very welcome at Messingham Grange. Well behaved dogs are permitted subject to the dangerous dog’s act and any amended exclusions.
